Damp inspection: what happens on a survey visit

A damp inspection is an investigation of why a building or finish is wet, not simply a visit to take meter readings. A typical household survey brings your account of the problem together with accessible inside and outside observations. The result should explain what needs attention and why.

Prepare a short history before the visit

Write down when you first noticed the mark, smell or damaged finish and which rooms are affected. Note whether it changes after rain, cold weather or everyday activities. Previous leaks, roofing repairs, insulation changes or damp treatments are useful context, even if they happened before you moved in.

Keep dated photographs and any earlier reports or guarantees available. You do not need to diagnose the cause yourself or clean every mark away before the survey. A visible pattern can be helpful evidence. Tell the person arranging the visit about access restrictions, vulnerable occupants or areas that may be unsafe so the inspection can be planned sensibly.

Make accessible areas available safely

Move small portable items away from affected walls where practical and identify the rooms you want checked. Large fitted units, heavy furniture and electrical fittings may need special arrangements; do not remove them yourself just to expose a stain. Explain anything that will remain concealed.

The visit cannot see through every finish or reach unsafe roof and floor spaces. Ask which areas will be inspected and whether opening-up or another trade might be needed later. A clear account of access limits helps you understand the findings. A residential damp investigation is more useful when the report distinguishes observed conditions from areas that still require further checking.

Inside observations set the first questions

The surveyor considers the distribution of damage, the type of finish and its relation to floors, windows, plumbing and cold corners. They may ask how rooms are heated, ventilated and used. This is context for the building investigation, not a reason to assume household habits explain every defect.

Moisture readings can help compare positions, but their scale and limitations need interpretation. Our moisture meter readings guide explains why a high plaster response does not by itself prove rising damp. Visual signs, readings and history should be considered together, with further investigation where uncertainty would affect the proposed work.

Outside checks help trace the water route

Accessible external observations can include ground levels, rainwater goods, pointing, render and openings. A wet internal patch may relate to water entering some distance away, while high paths or other bridging details can change how an existing damp proof course functions.

Construction matters too: different wall types and previous repairs can influence moisture movement and drying. The surveyor should connect outside findings to the indoor pattern rather than list defects without explaining their relevance. If roof details or concealed plumbing require specialist access, ask who should investigate them and how the result will affect the recommendation. Not every issue can be settled in a single non-invasive visit.

Diagnosis should lead to a defined recommendation

The useful output is an explanation of the likely source, the evidence behind it and the work needed. If no damp proofing treatment is required, that should be clear. Where work is proposed, ask which walls or defects it covers, what preparation is needed and whether plaster or decoration is included.

Damp Pro and Co's free homeowner damp survey includes inspection inside and out, moisture readings, an honest recommendation and a written quotation for work needed. Clarify the scope of any written findings you require. A quotation for remedial work is not automatically a comprehensive property condition report for every purpose.

Before leaving, ask which finding is most important and which next action should happen first. Write down any preparation required before work and who will deal with related plumbing, roofing or electrical tasks. If you later discover another affected room, tell the surveyor rather than assuming the original recommendation covers it. Keeping those questions with the written quotation gives you a practical reference when deciding whether to proceed and when reviewing the finished repair.

Buying a home calls for a separate scope discussion

If you are purchasing a property, explain the stage of the purchase, the concern raised and what your lender or adviser needs. Our pre-purchase damp survey information covers that different enquiry; ask about availability, access and report requirements before relying on a visit for a transaction.

Questions about this topic

What should I bring to a damp inspection?

A short history, dated photographs and details of earlier leaks, repairs or treatments are useful. Tell the surveyor about restricted or unsafe access before the visit.

Will a damp assessment always recommend injection?

No. The diagnosis may point to a leak, rain entry, bridging or condensation instead. Any proposed treatment should follow evidence about the moisture source.

Does a free homeowner survey include a purchase report?

Do not assume the scopes are the same. Discuss pre-purchase availability and the report required by your adviser or lender separately.

Can a non-invasive visit find every concealed defect?

No. Accessible observations may indicate a need for further investigation. Ask which conclusions are established and what remains inaccessible or uncertain.
