A Ruislip-based team for Uxbridge homeowners

Run by Seth Long, Damp Pro and Co is based at 8 Manor Road, Ruislip HA4 7LB. Uxbridge is about four miles south-west of our base, making it a nearby part of our West London coverage rather than a distant call-out.

Our technicians are PCA trained and Safeguard Ltd trained, with over 30 years' experience. We use a BBA approved damp proofing system, and completed damp proof course (DPC) work comes with a 20-year guarantee certificate. That guarantee does not apply to other work.

UB8 and the surrounding neighbourhoods

Our Uxbridge coverage includes UB8, from the older town centre to residential streets around Brunel University and the Battle of Britain Bunker. Homeowners in Cowley, Hillingdon, Yiewsley, Denham and Ickenham can also contact us about a damp survey.

For neighbouring locations, see our Hillingdon area page or Denham area page. We cover West London and South Bucks from Ruislip, across roughly 12 miles and out towards High Wycombe. Give us your street and postcode when you enquire so we can confirm the location and arrange a visit.

Why the building and its setting matter

Older parts of Uxbridge retain Georgian and Victorian buildings around the High Street. Cowley, Hillingdon and the streets near Brunel University have a mix of Victorian terraces, interwar semis and post-war homes, including properties rented to students and families.

The Colne valley has low-lying, wet ground, with the Grand Union Canal, River Colne and Frays River nearby. Higher groundwater around Cowley and the canal can place greater demands on a property's damp protection. Proximity to water alone, however, does not establish that a wall has rising damp.

Building age, external ground levels, rain exposure and everyday moisture all need consideration. A damp patch in a terrace may have a different cause from mould in a bedroom, even when both homes stand on the same street.

Six services relevant to Uxbridge homes

There is no single damp problem that fits every Uxbridge home. These six services address the concerns homeowners may encounter across the area's different buildings and ground conditions:

  • Free damp survey: a no-obligation starting point when stains, damaged finishes or recurring mould leave the cause uncertain.
  • Rising damp treatment: relevant where moisture is moving upwards through masonry, particularly when low-level symptoms need investigation.
  • Damp proof course work: for homes where assessment identifies a need to address the barrier against moisture rising from the ground.
  • Penetrating damp treatment: relevant to patches associated with rain entering the building, rather than moisture rising from below.
  • Condensation control: useful where indoor moisture collects on colder surfaces, including bedrooms and rooms with limited airflow.
  • Mould treatment: for affected surfaces, alongside attention to the moisture conditions that allow mould to return.

Find guidance for the problem you have

For low-level wall damp, visit our Uxbridge rising damp page. Our damp proofing in Uxbridge page covers the broader damp proofing service without assuming every mark needs a new DPC.

If windows are wet in the morning or mould appears behind furniture, read about condensation control. We can recommend ventilation improvements where appropriate. These signs can point towards condensation, but a survey helps distinguish it from other moisture sources.

Checks around Uxbridge Common and north Uxbridge

Around Uxbridge Common and along the Park Road corridor, inspect the details of your own house rather than assuming neighbouring properties share its construction. Where an older home has solid brick walls and lime mortar, cracked pointing or an unsuitable cement-rich repair can affect how moisture enters and dries out. On later houses with cavity walls, overflowing gutters, defective window seals and debris bridging the cavity are possible routes for rainwater; a wall stain alone cannot identify which is responsible.

In the residential roads towards Hillingdon House Farm's open spaces, shaded elevations can stay wet longer after rainfall. Check walls behind dense shrubs and beside side passages, especially where paving slopes towards the house. Splashback and water collecting against brickwork can produce low patches that resemble moisture rising from the ground. Raised flowerbeds can also bridge the original damp barrier or obstruct air bricks serving suspended timber floors.

For a useful first check, walk around at ground level during light rain and note dripping gutter joints, pooling beside walls and downpipes discharging poorly. Photograph the corresponding indoor marks and compare them after several dry days. Avoid sealing or replastering the patch before the moisture source has been investigated.

Uxbridge: common questions

Can I get a free damp survey in Uxbridge?

Yes. Uxbridge homeowners can book a free, no-obligation damp survey by phone or through our contact page.

Do you cover streets outside UB8?

We also cover nearby Cowley, Hillingdon, Yiewsley, Denham and Ickenham. Send your full postcode and street when enquiring so we can confirm your location.

Which damp problem is most common in Uxbridge?

We cannot reliably rank one problem across the town. Older masonry, wet ground and indoor condensation create different risks; the symptoms and building conditions matter more than the postcode.

Are call-outs available at any hour?

We are open 24 hours, seven days a week. Contact us to arrange attendance; opening hours do not mean an immediate visit is available.

Does every treatment have a 20-year guarantee?

No. The 20-year guarantee certificate applies only to completed damp proof course (DPC) work, not condensation control, mould treatment or other work.
