From Ruislip to Ealing

Ealing is about seven miles south-east of our base, within our West London coverage area. Travel time depends on traffic and the location of your home, so contact us to arrange a survey rather than assuming an immediate arrival.

Our technicians are PCA trained and Safeguard Ltd trained, with over 30 years' experience. We use a BBA approved damp proofing system. Completed damp proof course work comes with a 20-year guarantee certificate; that guarantee does not apply to our other work.

W5, W13 and the surrounding neighbourhoods

Our Ealing coverage includes W5 and W13 in the London Borough of Ealing, including West Ealing, Pitshanger and Northfields. Homeowners around Ealing Broadway, Walpole Park and Pitzhanger Manor can contact us for a free, no-obligation damp survey.

We also cover nearby Hanwell and Acton. Give us your full postcode when enquiring, particularly if your address falls outside W5 or W13, so we can confirm arrangements. For another nearby coverage area, see our Southall page. Our wider service area extends across West London and South Bucks from Ruislip.

Why Ealing's older homes need careful assessment

Late Victorian and Edwardian homes account for much of Ealing's housing, from bay-fronted terraces in West Ealing and Northfields to larger villas near Ealing Common. Brentham Garden Suburb adds Arts and Crafts houses to that mix. Solid brick walls, often around nine inches thick, suspended floors and original slate damp courses make the building's condition important when assessing moisture.

London Clay and river gravels underlie the area, while lower streets towards Hanwell and the River Brent can remain wet for extended periods. Raised ground or obstructed airbricks may add to moisture problems around suspended floors. In flat conversions, changes to room use, heating and airflow can also encourage condensation, so a wall mark alone cannot establish the cause.

Six services relevant to Ealing homes

The right service depends on the source of moisture, not simply the age of the property. These are the six services to consider for the conditions found in Ealing homes:

  • Free damp survey: a no-obligation starting point when you cannot tell why a wall or room stays damp.
  • Rising damp treatment: relevant where moisture is moving upwards from the ground, rather than forming on a cold surface.
  • Damp proof course work: for homes where assessment identifies a need to address protection against rising moisture.
  • Penetrating damp treatment: for moisture entering through the building fabric, including patches that become more noticeable after rain.
  • Condensation control: particularly relevant in occupied rooms and flat conversions where moisture meets cold surfaces; ventilation improvements may be recommended.
  • Mould treatment: for affected surfaces, alongside attention to the moisture conditions that allow mould to return.

Choose the detailed Ealing guide for your problem

Low-level staining or salts can prompt concerns about rising damp, but these signs need interpretation. Our rising damp treatment in Ealing page covers that subject in more depth without assuming every damp skirting board means a failed damp course.

Checking render, bays and gutters around Hanger Hill

Around Hanger Hill and the Haymills Estate, interwar houses add a different set of moisture risks to Ealing’s older streets. Many combine brickwork with rendered elevations, projecting bays and tiled roofs. Cracks in render, weathered joints around window frames and defective flashing above a bay can admit wind-driven rain. Indoors, this may show as a patch beside a window or across a bay ceiling, rather than a continuous band near floor level. A rendered finish alone does not establish whether the wall beneath is solid or cavity construction.

Near Montpelier Park and along tree-lined roads such as Mount Avenue, leaves can collect in gutters and at rainwater outlets. Overflow may repeatedly soak masonry, particularly where a downpipe joint has separated or a hopper is obstructed. Shaded elevations can also dry more slowly after wet weather, although nearby trees or parkland do not, by themselves, explain an indoor damp patch.

During rainfall, check from ground level for water spilling over gutter edges, running down brickwork or pooling beside the house. Afterwards, photograph the corresponding indoor area and note whether staining changes over the following days. Avoid climbing onto bay roofs or sealing cracks before the source is understood; recurring rain-linked marks warrant checking the external fabric before redecorating.

Arrange a survey

Call 07803 253337 or freephone 0800 593 0300, or request a free, no-obligation damp survey. Tell us your postcode, which rooms are affected and whether the patches change after rain or during colder weather.

We are open 24 hours, seven days a week. Survey attendance is arranged separately; opening hours do not mean an immediate call-out is guaranteed.

Ealing: common questions

How do I book a damp survey in Ealing?

Call either number above or use our contact page. The damp survey is free and carries no obligation.

Do you cover streets outside W5 and W13?

We cover nearby Hanwell and Acton as well as Ealing. Send your full street address and postcode to confirm arrangements.

Which damp problem is most common in Ealing?

There is no reliable single answer for every home. Condensation, rain penetration and rising damp need distinguishing through assessment rather than postcode assumptions.

Can I call outside normal working hours?

Yes, we are open 24 hours, seven days a week.

Should I clear blocked airbricks?

Keep external airbricks unobstructed where safe to do so. They support airflow beneath suspended floors, but clearing them does not establish or resolve every damp cause.
