Older Bushey homes need a careful assessment
Many Victorian and Edwardian houses in Bushey village and up on Bushey Heath have solid brick walls and suspended timber floors. These walls lack the cavity found in many later homes, while the space beneath a suspended floor depends on clear airbricks for airflow.
Outside ground levels matter as much as the mark indoors. Raised paving, flowerbeds against walls or a path sloping towards the house can bring moisture above the damp proof course or keep brickwork wet. Soil should not be assumed to explain damp simply because a property is in WD23.
Blocked airbricks need attention, but clearing them is not a substitute for investigating damp walls. Each symptom needs to be considered alongside the building’s construction, maintenance and alterations.
Rising damp, original DPCs and bridging
Rising damp is moisture moving upwards through porous masonry from the ground. In older Bushey houses, an original damp proof course may have failed or become bridged by raised ground, render or plaster. Low-level staining and salts can suggest rising damp, but neither proves the cause on its own.
A bridge across an otherwise effective DPC may need removing rather than another course installing. Where a new DPC is appropriate, injection treatment can form a barrier within suitable masonry. Our rising damp treatment uses a BBA approved damp proofing system.
Salt-contaminated plaster may also need replacing with a suitable salt-resistant replastering specification. Painting over affected plaster can leave salts and moisture problems unresolved. Rainwater defects and penetrating damp
A damp patch that worsens after rain needs a different investigation from moisture rising at the base of a wall. Solid brick elevations in Bushey can admit rain through defective pointing, cracked render or gaps around window frames. Leaking gutters and downpipes can repeatedly soak the same area.
On more exposed elevations around Bushey Heath, wind-driven rain can make small defects more noticeable. Roof junctions, chimney flashings and window sills are also worth checking where staining appears higher up. The position of an internal mark does not always identify the entry point directly outside.
Effective penetrating damp treatment starts with identifying the route of water entry. A new DPC will not correct a gutter leak, and internal decoration should not conceal an unresolved external defect.
Condensation can occur alongside damp walls
Water on windows, mould behind wardrobes and spotting in cold corners can point towards condensation. Cooking, showers and drying clothes indoors add moisture, which can settle on colder surfaces. An older solid-wall house can have condensation and a separate rainwater problem at the same time.
