Eastcote homes need an individual assessment

Salt-resistant replastering may be needed where contaminated plaster would otherwise continue to attract moisture. The cause and plaster condition should guide that decision, rather than simply covering the marks. Completed damp proof course work carries a 20-year guarantee certificate; this applies to DPC work, not other treatments.

Rain getting through walls

A patch that becomes darker after rain suggests a different line of enquiry from moisture rising at floor level. On Eastcote’s semis, overflowing gutters, defective downpipes, worn pointing and cracks around window openings are possible entry points. Roof junctions and exposed walls also deserve attention.

With older cottages, unsuitable hard repairs can make moisture harder to manage in walls designed to dry more freely. Penetrating damp treatment needs to address the source rather than rely on an internal covering. Before decorating, allow for drying and assess whether affected plaster needs attention; fresh paint alone cannot stop water entering.

When condensation is the main problem

Water on bedroom windows, mould behind wardrobes and damp corners can point towards condensation, particularly in colder weather. Updated windows and draught reduction can change how an older home loses moisture. That does not make every damp patch condensation, and more than one cause can be present.

No. River proximity alone cannot diagnose rising damp. Ground levels, drainage, wall construction and the condition of the DPC need consideration.
