Understanding damp in Hillingdon homes
Hillingdon sits about three miles south of our Ruislip base, within the London Borough of Hillingdon. The local housing includes interwar semis and terraces off Uxbridge Road, older homes near St John the Baptist Church on Hillingdon Hill, and postwar properties towards Colham Green.
These buildings do not all become damp for the same reason. An exposed bay, an ageing extension roof or moisture from everyday cooking can produce quite different patterns, even in neighbouring homes.
Much of the area has fairly level clay ground, with drainage towards the Colne and Yeading Brook. Soil can stay wet beside walls, but that alone does not establish the cause of an indoor patch. Our Hillingdon area page gives the local service overview.
When rain finds a route indoors
On semis and terraces, weathered pointing and cracked render can allow rain into exposed walls. Overflowing gutters or leaking downpipe joints may repeatedly soak one part of the building, leaving a patch that becomes more noticeable after wet weather.
Bay windows, chimney junctions and flat roofs over extensions also deserve attention. A stain beside a window or across an upstairs ceiling may trace back to a defect above it rather than directly behind it.
The priority is to identify and address the route water is taking before covering the damage. Our penetrating damp treatment page explains this type of damp; simply repainting a wet surface is unlikely to provide a lasting answer.
Condensation and mould in occupied rooms
Flats, conversions and busy family homes can accumulate moisture from showers, cooking and clothes drying indoors. When that moisture meets a cold wall or window, condensation can form, especially where air movement is limited.
Mould behind wardrobes, around window reveals or in bedroom corners can point towards condensation, although appearances alone are not enough for a diagnosis. Furniture tight against an outside wall can leave a colder pocket with little airflow.
Damp Pro and Co provides condensation control and mould treatment. Practical measures may include ventilation improvements, reducing moisture released indoors and maintaining steadier heating; the right approach depends on the room and how it is used.
Keep low-level damp separate from the wider picture
A mark near the skirting should not automatically be labelled rising damp: rain penetration and condensation can also affect lower walls. For the separate subject of moisture rising through masonry, see our rising damp treatment in Hillingdon page.
Preparing for a damp survey
Before arranging a survey, note when the problem appears and whether it changes after rain, overnight or during colder weather. Photographs taken at different times can help show a pattern that is less obvious on a dry day.
Mention any gutter leaks, roof concerns or changes to heating and ventilation. If possible, leave affected areas accessible and avoid decorating over stains beforehand, so the visible evidence is not hidden.
A free, no-obligation damp survey is available for Hillingdon homeowners. Identifying the source matters more than choosing a treatment from the appearance of a stain.

Hillingdon: common questions
Does a patch that worsens after rain suggest penetrating damp?
It can. Leaking gutters, damaged pointing or roof junctions are possible causes, but the source needs checking before treatment is chosen.
Can condensation affect just one Hillingdon bedroom?
Yes. A colder room, restricted airflow or moisture building up overnight can make one bedroom more affected than the rest of the home.
Will painting over mould solve the problem?
Paint does not remove the moisture source. Mould treatment needs to be considered alongside the conditions allowing mould to return.
Is the damp survey free in Hillingdon?
Yes. Damp Pro and Co offers homeowners in Hillingdon a free, no-obligation damp survey, including UB8 and UB10.
What should I mention when booking a survey?
Describe the affected rooms, the height of any staining and when it gets worse. Mention visible leaks and any recent changes to ventilation or heating.
