Why Hayes homes can develop rising damp

Victorian terraces near the old village and Edwardian or interwar homes around Botwell and Hayes Town may retain original slate or bitumen damp proof courses. Where that barrier has deteriorated or become bridged, moisture can travel upwards through porous masonry. The condition of each wall matters more than the property's age alone.

Post-war estates in Yeading and Hayes End also need checking for changes made since construction. Raised patios, planting beds and render plinths can bridge a DPC that remains intact. Rear extensions and replacement solid floors can alter the relationship between floor levels, external ground and the wall's moisture barrier.

Ground conditions are context, not a diagnosis

Checking the wall before recommending treatment

Diagnosis brings together moisture readings at different heights, the pattern of plaster damage, visible salts and checks of accessible DPC and ground levels. A high meter reading alone does not establish rising damp, because salts and the wall material can affect readings. The survey also rules out condensation, penetrating damp and plumbing leaks.

DPC cream injection and bridging

Where a replacement chemical DPC is appropriate, cream is injected into drilled holes along a suitable mortar course. It forms a water-repellent barrier within the masonry to limit upward moisture movement. Damp Pro and Co uses a BBA approved damp proofing system.

Salt-resistant replastering and drying

Ground moisture can carry soluble salts into a wall, leaving affected plaster unsuitable for simply patching and painting. Where needed, contaminated plaster is removed and replaced with a salt-resistant plastering specification. This helps protect the new finish while the underlying masonry dries.

A newly treated wall will not dry immediately, particularly where masonry is thick or has been wet for some time. Redecoration should follow the drying and plastering requirements rather than a fixed date assumed in advance. Sealing the surface too early can interfere with drying.
