Different homes, different routes for moisture
Around Ickenham’s village pump and St Giles Church, older cottages sit alongside the wider spread of interwar semis, detached houses and post-war bungalows. Those differences matter when investigating damp. A cottage wall built with lime mortar needs a different assessment from a rendered bay window or an extension with a flat roof.
Ickenham is about two miles south-west of our Ruislip base, within the London Borough of Hillingdon and the UB10 postcode area. Damp Pro and Co works for homeowners here and across West London and South Bucks. Our Ickenham area page gives a broader introduction to the services available locally.
Rain penetration: start outside the damp patch
A patch that darkens after rain points towards water entering from outside, although its position does not always reveal the entry point. Split render, eroded pointing and leaking gutters or downpipes are useful starting points. On an interwar semi, check around bay windows too, where joints and small roof coverings can allow rainwater through.
Chimneys and flat roofs over extensions can also leave staining some distance from the defect. Repainting the inside will not stop that water supply. Our penetrating damp treatment service addresses this type of damp; identifying the route in should come before deciding on treatment. Photographs taken during or shortly after rainfall can help show how a patch changes.
Older walls and wet ground need careful interpretation
Near the village pond, older cottage walls may have lime-based mortar and no original physical damp course. Hard, poorly matched repairs can affect how those walls handle moisture. Cracked coatings, raised garden levels and rain splashing against the wall base should all be considered rather than assuming every low patch has the same explanation.
Ickenham Marsh and the River Pinn reflect the area’s wetter ground conditions. Low gardens near the marsh and within the Yeading Brook catchment can remain saturated through winter. That makes drainage and external ground levels relevant, but wet soil alone does not establish the cause of an indoor stain. The wall, weather pattern and indoor conditions need to be considered together.
Condensation and mould in lived-in rooms
Flats, conversions and busy family homes can build up moisture from showers, cooking and clothes drying. When humid air meets a cold window or outside wall, condensation can form. Mould behind wardrobes or in room corners may therefore have a different cause from a rain-related patch beside a chimney breast.
Our condensation control service and mould treatment cover these indoor moisture problems. We can recommend ventilation improvements, alongside practical changes to moisture production and heating habits. Keeping existing vents clear and leaving an air gap behind furniture can help, but persistent mould needs its underlying moisture source addressed rather than repeated cleaning alone.
Keep rising damp separate from other diagnoses
Low-level staining, damaged skirting and salts on plaster deserve investigation, but they are not a diagnosis by themselves. For that part of the picture, see our rising damp treatment in Ickenham page. It keeps the detail separate from the rain penetration and indoor condensation discussed here.
Damp Pro and Co uses a BBA approved damp proofing system, with PCA trained and Safeguard Ltd trained technicians and over 30 years' experience. Completed damp proof course (DPC) work comes with a 20-year guarantee certificate. That certificate applies only to completed DPC work, not to condensation control, mould treatment or other work.
Arrange a damp survey in Ickenham
Before arranging a survey, note when the damp appears, which rooms are affected and whether rainfall or everyday activities make it worse. Mention any previous repairs, recurring gutter leaks or changes to heating and ventilation. These observations help build a clearer picture without needing to guess the cause or strip away finishes yourself.
Damp Pro and Co is run by Seth Long, based at 8 Manor Road, Ruislip HA4 7LB. Call 07803 253337 or freephone 0800 593 0300 to arrange a free, no-obligation damp survey. We are open 24 hours, seven days a week.
Ickenham: common questions
Does a patch after rain mean penetrating damp?
It is a useful clue, particularly near an outside wall, chimney or window. Water can travel before becoming visible, so the defect may not be directly behind the patch. A survey helps distinguish possible causes.
Can overflowing gutters cause damp inside an Ickenham semi?
Yes. Repeated overflow can soak masonry and allow moisture through vulnerable joints or cracks. Check from ground level for staining beneath gutters and leaking downpipe joints; avoid climbing up to investigate yourself.
Why does mould return behind bedroom furniture?
Cold wall surfaces and limited air movement can encourage condensation behind furniture. Cleaning removes visible mould but does not resolve the moisture conditions. Ventilation, indoor moisture levels and the wall itself need consideration.
Is the damp survey in Ickenham free?
Yes. Damp Pro and Co offers homeowners in Ickenham a free, no-obligation damp survey. Call either number or use the survey page to make contact.
Should I redecorate before the survey?
Leave visible signs uncovered if practical, so their pattern can be considered. Keep photographs if you have already cleaned or painted the area, and note whether staining follows rainfall or condensation on windows.
