When rain finds a route indoors

On semis and postwar houses, open pointing, cracked render and leaking gutters or downpipes can let rain repeatedly soak masonry. Bay window junctions, chimney details and flat roofs over extensions are other places worth checking. A stain that becomes darker after wet weather is a useful clue, but does not establish the entry point by itself.

Water can travel before it becomes visible indoors, so the defect may sit above or beside the affected patch. Penetrating damp treatment needs to address the source rather than just cover the mark. Repainting while the wall remains wet is unlikely to give a lasting finish.

Wet gardens and low external walls

Around Yeading Brook and the Grand Union Canal, low-lying clay ground can stay wet, with standing water in some gardens during winter. That makes external drainage, ground levels and rainwater discharge worth considering. A wet garden does not, on its own, tell you why an internal wall is damp.

Look for overflowing gutters, downpipes emptying beside walls and soil or paving built up against the house. These observations can help explain where moisture is collecting, without assuming every low-level mark has the same cause.

Condensation and mould in occupied rooms

Flats, conversions and busy family homes can accumulate moisture from showers, cooking and drying washing. When moist air meets cold glass or walls, condensation can form. Window droplets, mould in room corners and spotting behind wardrobes can point towards this problem, although rain penetration may also be present.

Practical condensation control starts with reducing moisture build-up and improving how it escapes.
