How Harrow’s housing affects rising damp

Victorian and Edwardian terraces in Wealdstone and Greenhill often have solid walls with original slate damp proof courses. Slate can remain effective for many years, so an older house does not automatically need a replacement DPC. Gaps, movement or material bridging the course can allow ground moisture to rise into the masonry.

North Harrow, Rayners Lane and Kenton have many 1930s semis, with interwar housing also found in Harrow Weald. Original slate or bitumen courses need assessment alongside later alterations. Around Harrow on the Hill, Victorian villas and converted period homes can have different ground levels against different walls, making a level-by-level inspection important.

    Ground levels and hidden bridges

    Harrow on the Hill rises above London Clay, and runoff can leave ground on its lower slopes wet. That does not establish rising damp by itself: the question is whether moisture has a route past the wall’s damp proof course. Lower-ground rooms around the Hill and in South Harrow need particularly careful assessment.

    Raised patios, flower beds and render plinths can bridge an otherwise serviceable DPC. Inside, a replacement solid floor may create a moisture path if its junction with the wall is poorly detailed.       The survey also rules out condensation, penetrating damp and leaks before rising damp treatment is recommended. Tide marks, loose skirtings and powdery deposits provide useful clues, but need interpreting together rather than in isolation.

        DPC cream injection and plaster repairs

        Where a new chemical DPC is appropriate, cream is injected into a prepared line of holes in a suitable mortar bed. The treatment forms a barrier to capillary moisture movement through the wall. Wall construction, thickness and changes in floor level determine the appropriate position and treatment detail.

        Our rising damp treatment uses a BBA approved damp proofing system. Any bridging still needs addressing: a new injected course should not be treated as a substitute for correcting raised ground or unsuitable wall finishes.

        Salt-contaminated plaster may need removing and replacing with a salt-resistant replastering specification. This helps prevent salts left by ground moisture from spoiling the new finish. Drying takes time, so redecoration should follow the treatment specification rather than a fixed date assumed in advance.
